Estimates use your assumptions. Calculations use unrounded values; displayed figures are rounded.
HOW IT WORKS
A useful estimate starts with clear inputs.
- Step 1
Enter the home price and how much you will pay as a down payment.
- Step 2
Add the loan interest rate and term in years, then your yearly property tax and home insurance and any monthly HOA fees.
- Step 3
Calculate to see the full monthly payment, how much of it repays the loan, and total interest over the term.
At 0% interest, a 150,000 home with 30,000 down over 10 years has a loan payment of 1,000 a month before tax, insurance and fees.
Calculation assumptions and limits
A fixed interest rate with interest charged monthly at the annual rate divided by 12 and payments at the end of each month. Property tax, insurance and fees are divided evenly across 12 months and are your own estimates. Private mortgage insurance, closing costs, rate changes, points and taxes that change over time are excluded. Your lender’s official Loan Estimate is the figure that counts.
Can I use this with my local currency?
Yes. All inputs in one calculation must use the same currency. The currency selector changes number formatting and labels; it does not look up exchange rates or convert your amounts. Local loan rules and products may calculate costs differently.
Are my numbers saved?
No. Your inputs and results stay in this page’s memory. Reloading or leaving clears them. Download the CSV or print the result if you want a copy.

See the full monthly cost of a home loan
Enter a home price, down payment, interest rate and term in years to estimate the monthly loan payment. Then add yearly property tax, home insurance and any monthly HOA fees to see the total you may pay each month.
The calculator uses a fixed rate with interest applied monthly. It shows how much of your payment repays the loan, the total interest over the term and a year-by-year balance. Compare the result with the Loan Estimate from a lender, which is the figure that counts.

Frequently asked questions
What does this mortgage calculator include?
It includes the principal and interest payment, plus the property tax, home insurance and monthly fees that you enter. It does not include private mortgage insurance, closing costs, points or changes in taxes over time.
How much should I put down?
There is no single right amount. A larger down payment lowers the loan amount and total interest, but it also uses more of your savings. Try several amounts and compare the monthly payment and total interest.
Is this a lender quote?
No. It is an estimate based on the numbers you enter. Your lender’s official Loan Estimate and Closing Disclosure show the real terms and costs.
